How to Choose an Estate Agency to Sell Your Luxury Property in Cyprus

When choosing an estate agency to sell a luxury property in Cyprus, compare the reasoning behind its proposed asking price, the quality of its presentation, its approach to finding buyers and its terms of service. As the owner of a villa, penthouse or high-value apartment, you should understand who will handle the property, how viewings will work and what evidence will guide any changes to the sales strategy.

1. Establish who you are appointing

Start with the company's legal name, registration number and current licence. According to the government portal Business in Cyprus, a company providing estate agency services in the Republic of Cyprus must be registered in the relevant register and hold an annual licence.

If the website's brand differs from the company named in the agreement, ask which organisation will provide the services and be responsible to you. The requirements are explained on the official government portal.

2. Ask for evidence behind the asking price

A convincing pricing proposal starts with comparable properties. For a villa, the plot, privacy, condition and surroundings matter. For a penthouse, the terraces, layout, floor level, views and building amenities can be decisive. Equal floor areas do not make two properties equivalent.

  • Clarify the evidence: are the figures advertised asking prices or verified completed sale prices?
  • Discuss the competition: which other properties will buyers compare with yours?
  • Agree on a review process: what marketing and viewing results would prompt another discussion about price?

The highest asking price proposed by an agency does not, by itself, establish that a buyer will pay it. Ask the agent to explain the pricing rationale and the factors likely to influence negotiations.

3. Review how your property will be presented

Ask to see listings for comparable properties. Photography should explain the space, a floor plan should make the layout clear, and the description should communicate the property's actual strengths.

For a luxury property, precise information is particularly useful: separate internal and external areas, the condition of the finishes, parking, storage and running costs. Views, equipment and other features should be verified before publication.

Public marketing or a discreet sale?

If you live in the property or prefer to keep the sale private, agree in advance which photographs, location details and other information may appear online.

Discreet marketing limits the property's public visibility. Discuss how the agency will reach prospective buyers under these restrictions and how you will assess progress.

4. Discuss buyers and viewing arrangements

A statement such as “we have a buyer database” needs further explanation. Ask which buyers your property would suit, which channels the agency intends to use and how it will discuss budgets, timescales and requirements with prospective buyers.

Agree on access arrangements, the agent's attendance at viewings and the feedback you will receive. If you are based outside Cyprus, establish who will hold the keys and prepare the property for visits.

5. Put the terms of service in writing

Before work begins, clarify the commission, applicable taxes, when payment becomes due, advertising costs, the agreement's duration and how it may be terminated. If an exclusive appointment is proposed, discuss the agency's specific commitments and how cooperation with other agents will be handled.

Agree on reporting that covers enquiries, completed viewings, buyer feedback and the next steps. Ask an independent lawyer to review the agreement, particularly any exclusivity provisions and clauses concerning commission after the appointment ends.

What to prepare for the first discussion

Gather the property's main details: location, areas, floor plan, condition, available documents, running costs and access arrangements. Explain whether the property is occupied, whether there are tenants and your preferred timescale for selling.

This gives the agency a clearer basis for proposing a sales approach and helps you compare agencies against the same criteria.
