Buying property in Cyprus is a simple and secure process when working with a professional team.

1. Property Selection

2. Reservation Agreement


To secure your chosen property, a Reservation Agreement is signed and a deposit is paid — usually between 1% and 10% of the property’s value.
After that, the property is taken off the market, and your lawyer begins the legal due diligence process.


3. Legal Due Diligence


Your lawyer verifies:

• ownership rights of the seller,

• absence of debts, encumbrances, or mortgages,

• valid building and planning permits.


This is a mandatory step ensuring the safety and legality of the transaction.
Once verification is complete, the Sale and Purchase Agreement is drafted.


4. Opening a Bank Account & Payments

5. Signing the Sale and Purchase Agreement

This registration legally secures the buyer’s ownership rights until the Title Deed is issued.


6. Obtaining Permission to Purchase


Foreign buyers must submit an application to the Council of Ministers of Cyprus for official permission to acquire property.
This is a standard procedure for all non-residents.
While the application is being processed, you can already own and use your property.


7. Transfer of Title Deed


Once full payment is made and approval is granted by the Council of Ministers, your lawyer submits the documents to the Land Registry Department for the transfer of the Title Deed to your name.

• For resale properties, the Title Deed can be transferred immediately.

• For new developments, the Title is issued after construction completion and building registration (which may take several months).


Registration of the Sale Agreement with the Land Registry fully protects your ownership rights until the Title is issued.


8. Taxes and Fees


Before receiving the Title Deed, the following government fees must be paid:

Stamp Duty: 0.15–0.20%;

Transfer Fee: 3–8% (or exempted if VAT is applicable);

VAT: 19% (or reduced 5% for first-time buyers).


All payments are transparent and officially documented.


9. Handover & After-Sales Service


After all formalities are completed, the buyer receives the keys to their new property.
