The average property price across Cyprus is approximately €2,518 per m².  The average price for apartments is around €235,000, and for houses around €316,000.  In certain segments the annual price growth is in the range of 5-10%.  


By city / region.

• In Limassol average prices for central apartments may start from €4,500-5,500/m².  
• In Paphos price range is roughly €2,500-3,500/m².  
• In Larnaca roughly €2,400-4,000/m² in central areas.  
• In Nicosia around €2,500-3,000/m².  


What this means for the buyer.
If you are looking to purchase property in Cyprus - it’s important to understand that the choice of city and specific district significantly affects price and potential yield. All else equal, a property in Limassol will cost more than a similar one in Larnaca or Paphos. But both demand and rental income may also be higher. The price per m² is a good reference, but the final cost will also depend on property type (apartment/house/villa), condition (new/used), stage of construction, and location (sea view / inland).

• If your goal is investment with rental income - consider growth areas like Larnaca and Paphos, where prices are not yet at the peak but rising.
• If your goal is second home / villa by the sea - Limassol remains a top choice but requires higher budget.
