Opening the terrace door in the morning and seeing the sea is a powerful argument in favour of the first line. But along with the view, the owner also gets salt air, wind, humidity and more intense sunlight. These do not make life by the sea difficult. The house simply needs regular care. And the closer the building is to the water, the more important prevention becomes.
Salt ages external elements faster
Sea spray settles on metal railings, fixings, gates and the outdoor units of air conditioners. If the protective coating is damaged, corrosion develops faster than it does inland. The owner of a seafront house in Cyprus should therefore inspect metalwork regularly, rinse external elements with fresh water and not postpone restoring the coating.
The situation with the facade is similar. Sun, wind and salt act on the paint, the sealants and the joints around the windows. A small crack after winter is not always dangerous, but it is easier to deal with straight away than to wait for moisture to reach the structure.
Air conditioning and ventilation
On the coast, air conditioning runs for many months of the year. The outdoor units require cleaning and monitoring of the heat exchangers. Inside the house, ventilation matters. If a room stays closed for a long time, especially out of season, humidity can show itself as a damp smell or mould in poorly ventilated corners.
An empty house should therefore not simply be locked up for several months. It needs a regime of ventilation and dehumidification, or regular checks by someone who is on the island.
Pool, garden and water
A private pool is a separate engineering system. Filtration, chemistry, pumps and cleaning the basin require regularity even when the owners are not using the house. The same applies to the garden. Drip irrigation, plants and protection from sun and wind form a permanent cost item.
Before buying, it is important to check the drainage of the plot. Heavy rain on a paved area should run off into the intended points, rather than collecting against the walls or in the lower part of the garden. For a house on a slope, the retaining structures and water drainage need additional attention.
What to budget for annual maintenance
There is no universal figure. One owner has a small house without a pool, another a large villa with a garden, automatic gates and a complex air conditioning system. But the cost items are roughly the same:
- servicing the air conditioning and ventilation
- care of the pool and pump equipment
- the garden, irrigation and plant treatment
- checking the facade, sealants and metal structures
- insurance, security, internet and utility bills
If the house is in a gated complex, the common costs of the grounds are added to these. Their size is worth establishing before purchase.
The first line is valued precisely for what renovation cannot create: the sea nearby, an open horizon, the air. Maintaining such a house need not be daunting if it is organised systematically. Regular prevention is almost always easier to live with than rare major repairs after several seasons without care.
