What Property Owners and Tenants Should Know in Cyprus
A comfortable life in Cyprus starts with understanding how the local utility system works.
Unlike many European countries, utilities in Cyprus are simple, transparent, and paid separately. Each service is billed directly to the owner or tenant.
Electricity
The sole electricity provider on the island is the Electricity Authority of Cyprus (EAC).
Meter readings are taken every two months, and bills are sent by post or email.
• Average cost: €0.25–€0.35 per kWh, depending on the season and tariff plan.
• Summer: electricity use increases due to air conditioning.
• Winter: higher costs are linked to electric heating.
You can pay your electricity bills:
• at EAC service centers,
• online via the EAC website or mobile app,
• at the bank or via internet banking.
When changing the name on the account (for a new owner or tenant), a refundable deposit of €100–€200 is required.
Water Supply
Water services are managed by municipal water boards, which operate independently in each city — Limassol, Larnaca, Paphos, etc.
Bills are issued every two to three months based on actual consumption.
• Average cost: €1.30–€2.00 per m³.
• Apartments with individual meters are billed only for actual use.
Water is a valuable resource in Cyprus, so many homes are equipped with storage tanks and solar water heaters installed on rooftops.
Gas and Heating
There is no central heating system in Cyprus.
Homes use electric heaters, gas cylinders, or solar systems for heating water.
• Gas cylinders can be purchased at supermarkets, gas stations, or ordered with home delivery.
• Cost: around €15–€20 per 10 kg cylinder.
Municipal Taxes
Municipal fees cover:
• garbage collection,
• street lighting,
• neighborhood maintenance,
• public area services.
The annual fee ranges from €100 to €250, depending on the city and type of property.
Payments are made once a year directly to the local municipality.
Internet, Telephone & TV
Cyprus offers reliable, high-speed internet and quality telecom services.
The main providers are CYTA, Cablenet, PrimeTel, and Epic.
