Your capital is in cryptocurrency, and your next goal is a home by the sea. Can you legally buy property in Cyprus with Bitcoin or other crypto-assets? In 2026, such a transaction is potentially possible, but it requires an agreed payment structure, appropriate legal documentation and source-of-funds checks.
For IT professionals, startup founders and crypto investors, this raises a practical question: how can digital assets fund a property purchase, and what should you clarify before paying a deposit?
Can You Legally Buy Property in Cyprus with Cryptocurrency?
In a legal analysis published on 26 August 2026, Cypriot law firm AGP Law explains that there appears to be no blanket prohibition on using crypto-assets to satisfy payment obligations for a property acquisition. However, the feasibility of an individual transaction depends on its structure and compliance with applicable requirements.
Cryptocurrency is not legal tender in Cyprus. A seller’s willingness to accept it must be considered alongside the sale agreement, property transfer procedures and checks involving the parties to the transaction.

What Does Cyprus Law Say About Payments?
The euro is the official monetary unit of the Republic of Cyprus. However, Section 28 of the Central Bank of Cyprus Law allows parties to agree otherwise regarding the denomination and settlement of monetary obligations.
This provision helps explain why the issue cannot simply be reduced to “payment is only possible in euros.” It does not, by itself, automatically authorise every proposed crypto payment arrangement.

What Does “Buying a Property with Crypto” Actually Mean?
The phrase can describe different payment arrangements. The first question for a seller or intermediary is therefore who will ultimately receive the payment and in what form.
- Payment after conversion. The buyer sells cryptocurrency and pays the seller in euros.
- Payment through a crypto-asset service provider. A provider handles the cryptocurrency part of the transaction and conversion where included in the agreed arrangement.
- Transfer of crypto-assets to the seller. The parties specifically agree and document how this transfer will satisfy the payment obligation.
AGP Law recommends considering a euro-denominated property price with a clearly documented crypto payment mechanism. A blockchain transfer does not replace the legal purchase process or registration of ownership.

Why Does the Origin of Your Cryptocurrency Matter?
A blockchain record shows the movement of assets. On its own, however, it does not establish who owns a wallet or how the funds were earned.
Checks may require evidence of the original source of wealth, cryptocurrency acquisition history, exchange statements and proof of control over the wallet. Converting crypto into euros does not remove questions about the assets’ original source.

What to prepare in advance: a clear history of your capital — how the money was earned, how the cryptocurrency was acquired, how the assets reached the current wallet and how the property payment will be made.
What Has MiCA Changed?
The European Markets in Crypto-Assets Regulation, known as MiCA, regulates the crypto-asset market and providers of related services. It has been fully applicable since 30 December 2024. Transitional periods available in some countries could continue until July 2026.
European supervisory authorities recommend checking a crypto provider’s authorisation and its inclusion in the ESMA register. Regulation does not eliminate all risks associated with crypto-assets.
For a property buyer, this means establishing which legal entity will handle the cryptocurrency part of the payment and under what authorisation it operates.

A €300,000 Apartment and Savings in Crypto: What Should You Check?
Imagine a software developer who has chosen an apartment priced at €300,000 and wants to fund the purchase using crypto-assets. This is an illustrative example, not an offer for a particular property.
Before paying a deposit, the buyer should obtain answers to the following questions:
- Recipient: who exactly will receive the funds?
- Asset: which cryptocurrency and blockchain network are supported by the agreed payment arrangement?
- Exchange rate: when will the payment amount be fixed, and which pricing source will be used?
- Documentation: what evidence is required for source-of-funds checks?
- Costs: what fees, taxes and other expenses apply to this purchase?
- Refunds: what happens if payment is delayed, processing is refused or the sale agreement is terminated?
These answers help the buyer understand the entire payment process before transferring assets.
Frequently Asked Questions About Buying Cyprus Property with Crypto
Can I Buy an Apartment in Cyprus with Bitcoin?
Potentially, yes, provided the transaction is appropriately structured, documented and subject to the necessary checks. Feasibility must be confirmed for the particular property and parties involved.
Can I Use USDT?
Acceptance of USDT should not be assumed. Confirm in advance whether the parties and the selected crypto provider support the specific asset and blockchain network.
Is the Developer’s Agreement to Accept Crypto Enough?
No. The payment mechanism, contractual terms and source-of-funds verification process also need to be established.
Do Buyers Need to Wait for Specific Permission for These Purchases?
It is misleading to frame the issue solely around a future permission date: a properly structured property purchase using crypto-assets is potentially possible already. The sources reviewed do not establish a date after which any property can be freely purchased with cryptocurrency.
