A panoramic view can determine a buying decision within minutes, especially when it comes to a top-floor property with a large terrace and the sea outside the windows. However, a penthouse requires a more careful inspection. Sun exposure, wind, roof condition, waterproofing quality and engineering systems are particularly important. What should you check before the beautiful view outweighs all rational considerations?
Technical Issues of the Top Floor
It is best to start with the roof and terrace. Signs of moisture on the ceiling, fresh local repainting, cracks around joints or poorly functioning drains are reasons to investigate further. Rainfall in Cyprus can be short but intense, so proper drainage from open areas is particularly important.
The second issue is protection from heat. Large areas of glazing look impressive but can significantly increase the load on air conditioning during summer. Check the quality of the glazing, external shading, orientation of the property and condition of the air-conditioning systems. It is also worth clarifying which part of the roof belongs to the apartment and which part is considered common property of the building.
Wind should also be considered separately. A high floor provides good ventilation and less city noise, but lightweight terrace furniture, awnings and decorative elements must be able to withstand strong gusts.
Layout, Privacy and Expenses
A penthouse may have many impressive square meters that are rarely used. Therefore, it is better to evaluate the property based on everyday living scenarios rather than floor area alone.
- is there convenient access to the terrace from the living room and kitchen;
- is the outdoor area sufficiently private from neighboring buildings;
- can the terrace be comfortably used during the day without excessive heat;
- is there a storage room, parking and adequate storage space inside the property;
- what monthly expenses apply to the elevator, swimming pool, security and communal areas.
Another important point is the elevator. For a regular apartment, a temporary elevator outage is inconvenient, but for a penthouse on a high floor it can become a serious everyday problem. It is advisable to check the age of the equipment, maintenance procedures and whether any backup solutions are available.
Before the transaction, it is also necessary to check the documents for the apartment, parking space, storage rooms and additional areas. If part of the terrace, roof or technical space is used by the owner in practice, this does not necessarily mean that it legally forms part of the property.
Another consideration is how the terrace can actually be used. Photographs are usually taken in good weather, but buyers should understand how many months of the year the space will genuinely be comfortable. An exposed south-facing terrace requires shade, while strong winds may limit the use of lightweight furniture and awnings. If the terrace is one of the property's main advantages, it should be evaluated as a full part of the living space: access from the rooms, lighting, electrical outlets, water supply, drainage, privacy and the possibility of installing a canopy without violating building rules.
A good penthouse combines views, a practical layout and predictable maintenance. If any of these elements raises questions, it is better to calculate the consequences in advance. Problems associated with top-floor properties are usually more difficult and expensive to correct after purchase.
