Apartments from developers in Cyprus are often bought before the building even has its top floor. The rendering already shows a pool, a bright lobby and neat palm trees at the entrance. Real life is a little more prosaic. A new build can offer a good price at the start, a modern layout and less hassle with renovation. But only if the buyer checks not the picture, but the documents, the timelines and the project itself.
Why new builds in Cyprus are attractive
New builds in Cyprus have clear advantages. Buying at the construction stage often lets you get a property 20–30% cheaper than a finished home. The same sources also note that new projects attract buyers with modern architecture, practical layouts, new utility systems and stronger interest from tenants and investors. For many, it is also a way to choose the floor, view, size and apartment format before the best options leave the market.

- who the developer is and which projects they have already completed;
- whether there are building permits and all the key documents for the property;
- on what basis the developer owns the land;
- what exactly is included in the finishes and fittings of the apartment;
- what completion date is stated in the contract and what happens if it is delayed;
- how VAT is paid and what other costs will arise with the purchase.
One more simple thing is worth adding to this list: look at how the payment schedule is set out and at what point you take over the apartment. The clearer these points are, the less chance of disputes over deadlines, finishes and final fittings after the contract is signed.
Taxes and fees: calculate the total in advance
Many people underestimate the last point. When buying, you need to account for Stamp Duty of 0.15–0.20%, a transfer fee of 3–8% for resale property and VAT of 19%, or 5% in certain cases. Even if you are buying the apartment for yourself, the final figure should be calculated in advance, not after the reservation.
