When buying an apartment in Cyprus, check the parking space and storage room as carefully as the rooms and veranda. Establish which rights you will acquire, whether the numbers match the documents and how practical the spaces are for everyday use.
These details are easy to overlook during a viewing: you like the apartment, someone points out a parking space and opens the storage room. However, a number painted on the ground or an assurance that “the owner has always used it” does not establish the legal position.
Here is what to check when choosing an apartment in Limassol, Paphos, Larnaca or elsewhere in the Republic of Cyprus.
1. Clarify what “parking included” means
This phrase can describe different arrangements. Ask the seller to identify the exact space and explain what supports the right to use it.
A specific space recorded in the documents
Your lawyer should check its designation, legal status and connection to the apartment. Then compare the documents with the space’s actual location.
A communal parking area
The existence of a parking area does not necessarily mean that a particular space is allocated to the buyer. Check the usage rules and any restrictions.
Parking near the building
Being able to park on a nearby street is not equivalent to having a parking right attached to the apartment. Do not treat it as part of the rights you are buying without documentary support.

2. Match the numbers on the plans to the actual spaces
Ask to see the parking space and storage room identified in the transaction documents. Establish which numbers and boundaries correspond to the apartment you are buying.
- Does the space shown during the viewing match the plan?
- Is the seller using a different space under an informal arrangement?
- What exactly will the sale contract specify?
- Are any changes to the allocation documented?
- Do other parties retain any rights?
If a separate title deed has not yet been issued, ask your lawyer to review the contract description, attached plans and the basis for registering those rights later. A verbal promise that you can choose a space later leaves an important part of the purchase unresolved.
3. Try parking your own car
A rectangle on a plan may look convenient until a column, wall or neighbouring car limits the available space. At a completed property, try the parking space with the vehicle you actually use.
- Is there enough room to enter and manoeuvre?
- Can you open the driver’s door comfortably?
- Can you put a child into a car seat?
- Can you open the boot?
- Do pipes, equipment or low beams restrict clearance?
- Are there obstacles when reversing out?
For a new development, request a dimensioned plan showing the position of structural elements. If your vehicle is particularly tall or long, discuss its dimensions with a technical specialist.
If you need two spaces: check whether they are side by side or arranged in tandem. With tandem parking, one car may need to be moved before the other can leave.
4. Check the entire route from the parking space to the apartment
A short distance on a plan does not always mean convenient access. Walk from the car to the apartment’s front door, considering how you will use the property.
- Are there steps before you reach the lift?
- Does the route pass through an uncovered area?
- Is it practical with a pushchair or shopping bags?
- How do the doors and gates open?
- Is the lighting adequate?
- How is access managed if an automatic gate fails?
When choosing a property for an older person or someone with reduced mobility, assess the accessibility of the complete route. The presence of a lift alone is not enough.
5. Assess the storage room’s shape and condition
A storage room’s usefulness depends on more than its floor area. Door width, room shape, ceiling height and the ability to install shelving all matter.
Decide what you intend to store: suitcases, a bicycle, seasonal items or household supplies. Check whether those items will fit through every doorway and turn along the route.
- Are there water marks or a musty smell?
- How is the room ventilated?
- Do shared services run through it?
- Will maintenance personnel need access?
- Is lighting provided, and how is electricity consumption accounted for?
- What storage restrictions appear in the building’s rules?
If there are signs of moisture, ask a specialist to identify the cause. Fresh paint or a promise to install a dehumidifier is not a substitute for assessing the room’s condition.
6. Establish maintenance costs and responsibilities
Gates, lighting, cleaning and communal parking equipment may form part of the building’s shared expenses. Request current information about charges and how responsibilities are allocated.
- Which services are included in communal charges?
- Who repairs the gates and supplies remote controls?
- Are there additional equipment charges?
- How are drainage systems and pumps maintained, where installed?
- What work is planned?
- What is the procedure for reporting property damage?
Also clarify insurance cover. Do not assume that the building’s policy covers your vehicle or everything in the storage room. Check the cover and exclusions in the relevant policies.
Can you install an electric vehicle charger?
Having a parking space does not establish that it is ready for a charging station. Separately check permission to carry out the work, the electrical installation and how consumption will be paid for.
What to establish before buying
- Where can the electricity supply be taken from?
- What electrical capacity is available?
- Will the communal electrical installation need alterations?
- Which areas will the cable pass through?
- What approvals and inspections are required?
- How will electricity consumption be measured?
- Who pays for installation and maintenance?

In a new development, clarify exactly what “EV provision” includes. It may mean only a planned cable route, rather than an installed and operational charger. The precise scope should appear in the specification.
How to compare apartments with different parking arrangements
Use the same criteria for each property: documented rights, type of space, dimensions, access, manoeuvring room and future costs.
A hypothetical example
Apartment A has a covered space, but a column restricts access and there are steps on the route to the lift. Apartment B has an uncovered space that is easier to use with your car and offers a simpler route to the entrance.
The choice depends on your priorities. The word “covered” alone does not automatically make the first option better.
If your household has two cars, establish the arrangement for the second vehicle. An empty neighbouring space during a viewing does not mean you can use it permanently.
What to confirm before completing the purchase
- The parking space’s number and location.
- The storage room’s number, location and boundaries.
- The legal status and rights being acquired.
- Whether the actual layout matches the documents.
- Whether any usage issues remain unresolved.
- Which keys and remote controls will be handed over.
- When the seller’s belongings will be removed from storage.
- Any agreed work before handover.
- Payment and maintenance responsibilities.
- Documents for equipment included in the sale.
