What Can You Buy in Limassol for €1–3 Million? Apartments, Penthouses and Villas

A property budget of €1–3 million in Limassol opens up several options: a four-bedroom penthouse, an apartment in Limassol Marina or a detached villa with its own plot and private pool. The right choice depends on your priorities, whether these are proximity to the sea, space for family life, private outdoor areas or ease of maintenance.

Around €1.3–1.5 million: penthouse or detached home?

The first two properties in our selection show how different your options can be at similar asking prices.

Penthouse in Potamos Germasogeia — €1.3 million

This penthouse has four bedrooms, three bathrooms and a listed covered area of 185 m². The listing specifies full furnishing, a communal pool and a distance of 300 m from the sea.

It could suit a family looking for separate rooms for children, guests or a home office. During a viewing, assess the size of each bedroom, the arrangement of the living area and terraces, and access from the parking area.

Villa in Zakaki — €1.35 million plus VAT

The villa offers almost the same listed covered area, at 186 m². It has three bedrooms, three bathrooms, a 482 m² plot and a private pool. The catalogue states a distance of 1,000 m from the sea.

The main difference between these properties is how you would use and maintain them. The villa provides private grounds and a separate outdoor leisure area. You would also need to budget for maintaining the plot, pool and house.

Similar asking prices do not necessarily mean similar total purchase costs: the villa is explicitly advertised at a price plus VAT. Obtain the full terms for both properties before comparing the total investment required.

Around €1.5–2 million: location and timing

Penthouse in Agios Athanasios — €1.52 million plus VAT

The listing specifies three bedrooms, three bathrooms, a covered area of 178 m² and a distance of 50 m from the sea.

The construction-year field shows 2027. Before including the property in your purchase plans, confirm the current project stage, handover date and finishing specification. If you need to move by a particular date, these conditions are as relevant as the price and layout.

Apartment in Limassol Marina — €2 million

This apartment is listed with three bedrooms, three bathrooms, a covered area of 158 m², a communal pool and a distance of 20 m from the sea.

Assess the apartment’s position within the development: its floor, orientation, outlook, balcony privacy and access from the parking area. If you plan to use it for only part of the year, also consider arrangements for looking after the property while you are away and the annual charges.

€2–3 million: an apartment near the sea or a villa with a larger plot?

Apartment in Potamos Germasogeia — €2.5 million

The apartment has three bedrooms, three bathrooms and a listed covered area of 173 m². The catalogue specifies a communal pool and a distance of 30 m from the sea.

Compared with the €2 million apartment in Limassol Marina, its asking price is €500,000 higher and its listed covered area is 15 m² larger. These two figures alone are insufficient to judge value. Assess the difference alongside the building, floor, views, finishes, parking and communal charges.

Villa in Agios Tychonas — €2.8 million

The villa offers a different type of property: a listed covered area of 610 m², a 1,000 m² plot, a private pool and six bathrooms.

It is an option for buyers who need a larger home and private grounds. During a viewing, establish how the space is distributed between the main living areas, guest accommodation and ancillary rooms, and how convenient it is to move between levels.

For a substantial home, request a separate operating budget covering the pool, grounds, building systems, cleaning and routine repairs.

How to choose a property for your needs

Before comparing properties, decide how you intend to use your purchase. This will help you set priorities and avoid choosing a home that looks appealing in photographs but does not work for your daily life.

If you intend to combine personal use with letting, decide in advance which months you will occupy the property. Income calculations should cover only periods when it can actually be rented out.

Neither a high asking price nor proximity to the sea, by itself, establishes rental returns or how quickly a property might sell in the future.

Asking price versus total purchase budget

Before starting your search, establish whether your €1–3 million limit covers the property price alone or all costs up to the point when you can begin using it.

To build a complete budget, account separately for:

  • the property price and applicable taxes and fees;
  • legal services and a technical inspection;
  • furniture, appliances and any additional work;
  • ongoing ownership costs;
  • a cash reserve for unexpected payments.

Where a listing states “+ VAT”, allow for VAT in addition to the published price. The applicable treatment must be confirmed for the specific transaction.

What to request before a viewing

To compare shortlisted properties on a consistent basis, request the following for each one:

  1. The total price, with an explanation of taxes and what is included in the purchase.
  2. A floor plan distinguishing internal rooms, verandas and ancillary areas.
  3. A list of inclusions: parking spaces, storage rooms, furniture and equipment.
  4. The current completion status and handover terms.
  5. Actual ownership costs and any planned additional charges.
  6. Documents for legal due diligence.

Can you buy a villa in Limassol for less than €1.5 million?

Our selection includes a villa in Zakaki with a published asking price of €1.35 million plus VAT. Its price before VAT falls within this range. Whether the purchase fits an overall budget of €1.5 million must be checked after accounting for all costs.

Does a €2–3 million budget necessarily buy a larger property?

No. Our selection includes a 173 m² apartment at €2.5 million and a 610 m² villa at €2.8 million. These are different property types and should be assessed by location, the composition of the stated areas, quality and ownership arrangements.

Does being close to the sea guarantee a sea view?

No. The view depends on the floor, window orientation, surrounding buildings and the position of the individual property. It must be checked separately.

Which is a better investment: a villa or an apartment?

The answer requires a calculation for the specific properties. Compare total acquisition costs, evidence supporting rental income, expenses, vacancy and the eventual resale scenario. Asking prices alone are not enough.
