Choosing a Luxury Apartment Layout in Cyprus: Beyond Total Floor Area

When choosing a luxury apartment in Cyprus, consider how its space is distributed and whether the layout supports your daily life. Comfortable bedrooms, practical storage, guest privacy and a usable terrace may offer more value than additional floor area that is difficult to use.

Two apartments with the same bedroom count can provide quite different living experiences. To identify these differences before buying, study a dimensioned floor plan showing furniture arrangements and separate internal and external areas.

1. Break down the advertised area

Request separate figures for internal space, covered verandas, open terraces, storage and other areas. Establish exactly which measurements have been used in the listing.

Then assess how the internal area is distributed. A long corridor, generous entrance hall or large living room may serve a specific purpose. The question is whether enough space remains for bedrooms, storage and everyday activities.

For an initial comparison, list the spaces you need and identify them in each property. This provides a more useful basis for discussing how the layout will work.

2. Check the separation of shared and private spaces

Imagine entertaining while someone else is resting or working. Can guests use the living room and guest bathroom without passing close to open bedroom doors?

Consider the entrance. What is visible when the front door opens: a hallway, the dining table or a private part of the home? Check for storage for coats, shoes and everyday belongings.

If guests regularly stay overnight, assess the distance between their bedroom and bathroom and how separate their accommodation is from the main bedroom.

3. Assess bedrooms with furniture in place

A bedroom count does not establish how comfortable the rooms will be. Request dimensions and check the placement of beds, wardrobes, desks and circulation space.

  • Main bedroom: is there space for your preferred bed and storage, with convenient bathroom access?
  • Child's room: can it accommodate a bed, desk and wardrobe as the child grows?
  • Guest room: does it suit the number of visitors you expect?
  • Home office: will it be a dedicated room or a space serving several purposes?

Check built-in wardrobe dimensions and door swings. Furniture on a schematic plan may appear smaller than the pieces you intend to use.

Picture an ordinary day in the apartment

Imagine getting ready in the morning, working from home at the same time, preparing dinner and entertaining. Follow the routes between bedrooms, bathrooms, the kitchen and the entrance.

Identify where people may get in each other's way, where storage is missing and which doors or furniture could obstruct movement. These details are easier to address before buying.

4. Review the kitchen and utility spaces

An open kitchen may suit socialising and shared family time. If you cook frequently or prefer to separate household activities, assess whether the kitchen can be enclosed and what extraction arrangements are provided.

Establish where washing and drying appliances, cleaning products, household equipment and food supplies will go. Check the route from parking to the kitchen: how convenient will carrying groceries be?

Assess any storage room separately. Its location, accessibility and storage conditions should suit the belongings you intend to keep there.

5. Treat the terrace as everyday living space

Consider the terrace's shape and depth alongside its area. Check whether a dining table or seating arrangement will fit comfortably while leaving clear access.

Assess which rooms open onto it, its privacy and the extent of shading. During a viewing, check the outlook from a seated position and the location of outdoor equipment.

For a penthouse with several levels, imagine carrying food and using the upper terrace. An impressive space should also suit how you intend to live.

6. Verify alterations before relying on them

If a property only works for you after relocating the kitchen, combining rooms or changing bathrooms, establish technical and legal feasibility before committing.

Ask appropriate professionals to assess the structure, services and necessary approvals. A marketing plan or an informal suggestion cannot confirm that alterations are possible.

How to compare shortlisted layouts

Apply the same criteria to every property: bedroom usability, privacy, storage, utility spaces, terraces and daily routes. Note separately any solutions that require additional work.

Choose an apartment where your important requirements are already accommodated or where their feasibility has been professionally verified. This helps you assess both comfort and the expenditure ahead.
