Cyprus Apartments and Commercial Property: Q2 2026 Review

Apartments, offices and retail properties in Cyprus are showing different price trends. According to the RICS/KPMG report for Q2 2026, apartment prices increased by 5.42% year on year, office prices by 3.69%, and retail property prices by 0.66%. For buyers, these figures provide a useful starting point. However, purchasing an apartment or commercial property in Limassol requires a comparison of individual properties, including their price, condition, costs and suitability for the intended use.

What Does the Research Show?

The report was published on 25 August 2026. The index tracks the values and rents of hypothetical properties with defined characteristics, using assessments by RICS property professionals. Differences between property sectors matter when comparing opportunities. Property price growth should also be distinguished from rental income: they are separate components of an investment's performance.

How to Use These Figures When Buying an Apartment in Limassol

Start with the purpose of your purchase. For a home you intend to live in, priorities include the layout, daily journeys, noise, parking and running costs. If you plan to rent out the property, you also need to consider its likely tenants and the competing properties available to them.

Create a shortlist of properties with similar characteristics. For each one, record:

  • the asking price and what is included;
  • the internal area and veranda areas separately;
  • the condition of the apartment and the building;
  • the budget required for repairs, furniture and equipment;
  • regular communal and maintenance charges;
  • when the property will be ready to occupy or let.

What Should Office and Retail Property Buyers Consider?

For commercial property, suitability for the future occupier is particularly important. When assessing an office, consider the workspace layout, access, parking, building services and fit-out costs. For retail premises, examine entrance visibility, customer access, loading arrangements and whether the space suits the intended business.

If a property is offered with a tenant in place, request the lease and evidence of actual rental payments. Your assessment should cover the lease term, rent review and termination provisions, the allocation of costs between the parties, and any history of arrears.

A property advertised with a high rental income may still require substantial expenditure or a lengthy search for a tenant. Comparing opportunities solely on an advertised yield is therefore insufficient.

How to Compare Two Investment Properties

Prepare a consistent calculation for each option, covering the total acquisition cost, expenditure needed to prepare the property, expected rental receipts and the owner's ongoing costs.

Consider three scenarios: a base case, a lower-rent scenario and a longer vacancy period. Account separately for financing and taxes applicable to your circumstances. Assess the potential resale value separately from current rental income.

This approach helps you understand how much the outcome depends on favourable assumptions and how much cash you may need to keep in reserve.
