Cyprus Property: Larnaca Records 35% Growth in Sale Contracts in August 2026

Larnaca recorded the strongest annual growth in registered property sale contracts among Cyprus districts in August 2026: 299 contracts, up 35% compared with the same month last year. Limassol retained first place by total number of contracts.

How Sale Contracts Were Distributed Across Districts

Cyprus recorded 1,241 contracts in August, compared with 1,128 a year earlier — an increase of approximately 10%. Performance varied across the districts.

Why One Month Is Not Enough to Establish a Trend

Between January and August, the total number of contracts reached 13,288, compared with 11,689 a year earlier. Despite its August decline, Limassol recorded growth of 17% over the eight-month period: 4,354 contracts compared with 3,720.

These statistics measure registered sale contracts, not changes in property prices. They should also not be confused with completed transfers of ownership or interpreted as the number of new-build apartments sold.

Should Buyers Choose Larnaca Because of Its Strong Growth?

Editorial analysis: growth in contract numbers helps illustrate market activity, but it does not determine which property suits a particular buyer. A single indicator cannot establish that an apartment will increase in value or quickly attract tenants.

For example, someone buying a permanent home needs to consider commuting, schools, noise and the condition of the building. A rental property also requires an expense calculation, a realistic assessment of demand and verification of the permitted rental use.

Statistics are therefore best used as a starting point for researching a district. The next step is to compare specific properties with similar floor areas, locations, conditions and completion timelines.

Does Limassol’s Decline Create Room for a Large Discount?

A decline in monthly contract numbers does not, by itself, show how much sellers are willing to negotiate. The terms of an individual sale depend on the asking price, competing properties, the property’s condition and the owner’s circumstances.

To support an offer, it is more useful to identify comparable properties and assess the expenses required after purchase. Referring to a district-wide statistic is no substitute for that comparison.

What to Check Before Deciding to Buy

  • The full budget. Compare total acquisition costs, including applicable taxes and additional expenses.
  • The specific location. Visit the surrounding area and check routes, local amenities and potential sources of noise.
  • Documentation and condition. Arrange independent legal due diligence and, where appropriate, a technical inspection.
  • Suitability for your purpose. Requirements for a permanent home, a holiday property and a rental investment may differ.
