Some projects quietly say more than it seems at first glance. This one is exactly like that. The Cyprus Department of Environment has approved the construction of a new building for the Cyprus Legal Service, a large-scale and carefully planned development.
The 11-storey complex will be built in Nicosia, in the Agii Omologites area, on a plot exceeding 4,000 sq.m. The total project cost is estimated at €56 million, making it one of the most significant public construction projects in the capital in recent years.
According to the approved plans, construction is expected to take 54 months from the moment all permits are issued. Once completed, the building will accommodate 402 employees, while the expected daily number of visitors will not exceed 40 people. The idea is clear — efficiency without overcrowding, designed for long-term use.
Modern Architecture and Energy Efficiency
The project focuses on functionality, security, and sustainable development. The architectural concept includes solutions aimed at reducing energy consumption and improving overall efficiency. The building is designed to meet near zero energy building standards, fully aligned with Cyprus’ national green building strategy and EU climate policy.
This is not about visual excess, but about thoughtful infrastructure. Smart engineering systems and a comfortable working environment are central to the design.
Special attention is also given to the surrounding area. The plans include green zones covering approximately 450 sq.m, contributing to better microclimate conditions and improved urban quality in the district.
Parking and Accessibility
The project provides 253 parking spaces, including 23 spaces adapted for people with disabilities. Parking will be located on two underground levels as well as at ground level, helping to reduce pressure on the surrounding street network and improve overall accessibility in the area.
For Agii Omologites, where parking availability has long been a challenge, this detail is more important than it might seem.
