A townhouse is often chosen by those who find an apartment too small but consider a detached villa too demanding to maintain. A private entrance, several levels, a veranda or a small garden create the feeling of a private house. At the same time, part of the territory and infrastructure remains communal. It is a convenient format, but only if you understand in advance which compromises come with the additional space.

Why Townhouses Are Valued

The main advantage is the separation of living areas. The living room and kitchen may be located on the ground floor, with bedrooms upstairs. For a family, this can be more comfortable than a single-level apartment of a similar size. There is also often a small terrace, yard and parking, while residential complexes may provide a communal swimming pool and landscaped grounds.

Near the sea, this format is particularly attractive outside the peak summer season: the outdoor area can be used almost throughout the year and provides space for bicycles, beach equipment and children's belongings. At the same time, the owner usually does not have to maintain a large plot of land as they would with a detached house.

There is also a financial consideration. A townhouse may provide more usable space than an apartment in the same area, but the final value depends on the particular complex and its distance from the coast. It is therefore better to compare the complete set of property characteristics rather than the property type alone.

What Disadvantages Should Be Checked in Advance

The first is the staircase. It takes up part of the floor area and may become inconvenient for small children, elderly relatives or people with limited mobility. The second is shared walls. It is advisable to check the quality of sound insulation in the evening when neighboring residents are at home.

  • check the amount and structure of the complex's monthly fees;
  • find out who is responsible for the facade, roof, garden and communal engineering systems;
  • check the orientation of the bedrooms and living room to assess summer heat exposure;
  • pay attention to the privacy of the yard and windows of neighboring units;
  • evaluate parking, guest spaces and the actual route to the sea.

Humidity is another important factor. For a property near the coast, it is worth carefully inspecting the exterior walls, windows, metal elements and terrace. Sea air accelerates corrosion, while poorly designed drainage can lead to additional expenses.

When choosing a property, it is also useful to review the rules of the specific residential complex. They may regulate the use of communal areas, installation of canopies, changes to the facade, keeping pets and guest parking. For a townhouse, this is more important than for a detached house because some everyday decisions depend on neighbors and the management structure. Before the purchase, it is worth understanding how much freedom the owner has to improve the yard and who makes decisions regarding major repairs to communal parts of the building. Another practical consideration is the location of the unit within the complex. A townhouse near the entrance may be more convenient for driving but can experience more traffic. An end unit is often more private and brighter but may also receive more direct sunlight and heat. These details are best evaluated on site rather than from the general development plan.

A townhouse is not suitable for everyone, but in a well-designed complex it can provide a good balance between an apartment and a house. The key question is simple: are the second floor and private outdoor area important enough to accept the staircase, neighbors behind a shared wall and the communal rules of the complex?
