How to Sell an Apartment in Limassol While Living Abroad

You can organise the sale of an apartment in Limassol while living abroad: prepare the property, launch its marketing and review offers remotely. A representative acting under a power of attorney may handle legal steps on your behalf. Confirm in advance with your lawyer, bank and the parties handling the transaction whether the entire sale can proceed without you travelling to Cyprus.

1. Establish Who Is Responsible for Each Task

Clear responsibilities are particularly important when selling remotely. The agency handles the agreed marketing, buyer enquiries and viewings. The lawyer reviews documents and transaction terms. A representative carries out only the actions they are authorised to perform.

Record who holds the keys, who arranges access, who receives offers and how you approve decisions. Giving someone keys for viewings does not, by itself, authorise them to sign a contract or accept money.

2. Prepare Information About the Property

For the initial discussion, provide the location, main apartment features, current photographs, desired price and proposed selling timescale. Explain whether there are tenants, an outstanding mortgage and a separate title deed.

Arrange an inspection at the property. Older photographs may not reflect the current condition of finishes, appliances and communal areas. A video call can help you discuss preparation and approve minor repairs where justified.

To establish an asking price, request a comparison with similar properties in the relevant part of Limassol. Condition, floor area, parking and documentation matter alongside the neighbourhood’s name.

3. Check the Documents Before Negotiations Progress

For a standard transfer of ownership, the Department of Lands and Surveys lists, among other requirements, the N313 tax clearance document, certificates covering municipal, sewerage and water charges, identification documents and, where a representative is involved, properly prepared authorisation.

A mortgage or other encumbrances will require additional arrangements. If a separate title deed has not yet been issued, the legal structure of the sale needs its own assessment: the standard title transfer procedure may not be suitable.

4. Agree the Power of Attorney Before Signing It Abroad

The Department of Lands and Surveys provides for representation under a general or special power of attorney, with the principal’s signature duly certified.

First, ask your Cyprus lawyer to prepare or review the wording and confirm the certification requirements in the country where you will sign. Then arrange execution and delivery of the necessary originals. Do not assume that a simple scanned copy will be sufficient for every step.

Discuss which powers are actually needed: obtaining certificates, submitting documents, signing the agreed sale contract and attending the ownership transfer. Consider any authority to receive money separately.

The scope of the power of attorney should match the task. Ask your lawyer about limiting it to a specific property, actions and period, as well as the procedure for revoking the authority.

5. Organise Viewings and Progress Reports

Agree how keys will be held, how advance notice will be given and how viewings will be recorded. If the apartment is rented out, access must be arranged with regard to the tenancy agreement and the tenant’s rights.

Request regular feedback: the number of substantive enquiries, questions buyers are asking, completed viewings and offers received.

For an owner working abroad, an agreed reporting schedule and a separate arrangement for urgent contact can be useful. This helps maintain oversight without becoming involved in every routine task.

6. Compare Offers by the Net Amount You Would Receive

A higher price does not always mean better terms. Consider the payment method, whether the buyer depends on financing, the timetable, included furnishings and equipment, and the handover conditions.

Before accepting an offer, prepare an estimate of the amount remaining after commission, legal expenses, applicable taxes, mortgage repayment and other liabilities. Ask a qualified tax professional to prepare a calculation for your circumstances.

7. Arrange Receipt of Payment in Advance

Ask your bank which documents it will require for the incoming sale proceeds. Agree with your lawyer how payment will be coordinated with signing, transferring ownership and releasing the keys.

If you intend to transfer the proceeds to another country afterwards, treat this as a separate stage. Check the requirements of both the sending and receiving banks before relying on a particular date for access to the funds.

Verify any change in payment instructions through a previously established contact channel. A message containing new bank details is not sufficient on its own.

8. Prepare the Apartment for Handover

  • Record the agreed inventory of furniture and equipment.
  • Arrange removal of personal belongings and a check of the property’s condition.
  • Record meter readings and arrange the closure or transfer of utility accounts.
  • Prepare keys, remote controls, manuals and other items to be handed over.
  • Retain completion documents and confirmation of the property handover.

Begin with two tasks in parallel: discuss pricing and marketing with an agency, and ask a lawyer to assess legal readiness. This can reveal documentation, representation or payment issues before a buyer is ready to sign a contract.
