Limassol led with 445 sales, Larnaca recorded 318, Paphos logged 291, Nicosia reached 288, and Famagusta concluded 69 transactions.

The market dynamic is clear: demand is not confined to a single trendy district, but extends across the entire island. However, the profile of this demand varies: Limassol drives the prime and international corporate tier, Larnaca wins on entry affordability, Paphos appeals with its resort lifestyle logic, and Nicosia captures steady domestic urban demand.

Pricing Trends and Targeted Property Formats

Valuations continue to show solid growth. On average, Cyprus property prices increased by approximately 5–8% year-on-year in 2026. Buyer focus has consolidated around proven formats. Analytics from Cyprus Realty Center highlight strong interest in 1–2 bedroom apartments, Energy Class A and A+ new builds, and developments featuring smart home automation, prime locations, and convenient infrastructure. These specifications are no longer optional extras, but core market expectations.
