New High-Rise Business Complex to Replace the Historic Curium Palace in Central Limassol

The familiar silhouette of the Curium Palace Hotel has already disappeared from the Limassol skyline, and now a new chapter is beginning on this iconic plot of land. Curium Palace Hotel LTD has officially moved to the next stage of developing a modern mixed-use high-rise complex in the very heart of the city. After receiving a positive evaluation from the Department of Environment, the project is now awaiting its final set of permits. The total investment is estimated at around 22 million euros, and construction is expected to take approximately three years.


The original Curium Palace building was demolished back in February 2023, when the Limassol municipality granted the demolition permit under strict safety and labor inspection requirements. By spring 2024, all preliminary studies had been completed, clearing the way for active construction planning. For many locals, the transformation of this site feels like a symbolic moment in the ongoing renewal of central Limassol.


A modern concept on a historic site


In place of the hotel, the developers plan to build a new business complex combining office and commercial spaces. The building will reach a height of around 54 meters and will include a basement level, a spacious lobby, multiple office floors, technical areas, and several landscaped terraces.

The architectural approach focuses on minimizing the building’s footprint at ground level, freeing space for vertical greenery and open-air areas. A roof garden will add an additional layer of comfort for future occupants, creating a pleasant environment in a location where green spaces are typically scarce.


The overall interior area will exceed 6,000 square metres of office space, complemented by several hundred square metres of commercial units on the ground floor. The underground section will partially replicate the depth of the previous structure, requiring an excavation of about 4 metres.


For companies looking to establish a base in Limassol—and for investors monitoring new commercial developments in Cyprus—the project adds another substantial asset to the city’s expanding business district.


Energy-efficiency at the core


The new complex is being designed in line with the updated European energy-efficiency regulations that became stricter in Cyprus from 2025 onward. It will include its own transformer substation and a photovoltaic system capable of providing nearly one-third of the building’s total energy demand.

This not only reduces operational costs but also enhances the building’s sustainability profile, which is becoming a key factor for international companies relocating to Limassol.


Economic and urban impact


Once operational, the building is expected to accommodate around 500 employees, with at least 40 additional daily visitors. Beyond its direct benefits, the project will contribute to the continued development of Limassol’s central business cluster, which has been rapidly evolving thanks to the influx of foreign firms and the growing demand for modern office infrastructure.


At the same time, the project will refresh the entire neighborhood aesthetically. The outdated hotel structure will be replaced by contemporary architecture that integrates more naturally into the surrounding urban environment.


A strategic and culturally rich location


The construction site is framed by various points of interest: a commercial building and parking area to the east, and the Limassol Archaeological Museum just to the west. Only 50 metres away lies the Municipal Garden, one of the city’s most cherished green spaces.


The area falls under Geological Suitability Zone 02, which requires mandatory geotechnical studies before final construction approval. This step ensures the building’s safety and long-term resilience, especially given the central and historically sensitive nature of the location.
