Investment Property in Limassol: Prices, Liquidity, and Rental Options

Buying an apartment in Cyprus rarely means huge rental income or a sharp rise in value. In Limassol, it is more a way to preserve capital, acquire a clear-cut asset, and, if needed, use the home for your own stays.

When renting out an apartment, you can expect additional returns of, say, 3, 5, or 7% a year. But these figures depend on the season, the neighborhood, the condition of the property, the management company, and the costs, so they are best treated as a guideline rather than a guarantee.

In the case described, the apartment in Limassol was bought to place capital, for occasional family stays, and for possible rental in the future.

Why Limassol

Limassol is the most expensive location in Cyprus. Home prices vary depending on size, neighborhood, year of construction, distance to the sea, and the standard of the complex. The average benchmark for residential property is €2,200–3,200 per m².

The city is in demand thanks to its shops, restaurants, hotels, bars, beaches, and business infrastructure. The historic part of the city is home to Limassol Marina, a yacht harbor with a promenade, hotels, and a spa complex.

Rental rates depend on the neighborhood, the lease term, and the size. One-bedroom apartments in central Limassol can rent for more than similar options in Larnaca or Paphos, but along with the income, the purchase costs also go up.

An Example Property

A personal viewing helps separate the advertising description from reality. Sometimes "amenities nearby" means a kilometer-long walk to the shops, and the surrounding cafés and services exist only on the plans.

That is why you need to see the property yourself: walk the route to the beach, check public transport, assess the neighborhood during the day and in the evening, and ask about service charges.

The chosen apartment was near a Jumbo store: about 2 km from the city center and roughly 1 km from the beach. The distance to the sea is not ideal, but the price made it possible to buy a suitable property. Buses and inexpensive taxis were an added plus — about €4.50 to the beach and €5.50 to the center.

Nearby there were a shop, a restaurant, and a park. The apartment had a parking space, and the building had an elevator. Inside were air conditioning, a fitted kitchen, individual heating, and internet.

The building has three floors, and the apartment is on the first floor. Its area is 69 m²: two rooms, a kitchen, a bathroom, and a large balcony. The complex is gated, and the property cost €155,000.

The complex had a management company through which the apartment could be rented out if needed.

Costs and a Cautious Calculation

Investing in Cypriot real estate suits those who value stability over high returns. A property can appreciate by 5–7% a year, and renting it out can bring in an additional 3–5%, but these figures need to be checked for the specific neighborhood and type of housing.

Before buying, it is worth bringing in a realtor and a lawyer: they will help assess liquidity, check the documents, calculate costs, and avoid mistakes in the paperwork.
