A new build in Limassol seems like a convenient choice: a modern building, a clear layout, parking, an elevator, and new utility systems. But it is precisely new properties that call for a careful approach to price, neighborhood, VAT, the contract, payment stages, and the timeline for registering ownership.
Price and Choosing a Neighborhood
Limassol is one of the most expensive destinations on the Cypriot market. Prices depend on location, size, the class of the building, distance from the sea, and the year of construction. On average, residential properties in the city are valued at roughly €2,200–3,200 per m².
The city is popular with buyers thanks to its well-developed infrastructure: there are plenty of shops, cafés, restaurants, hotels, business spaces, and beach areas. The historic part of the city is home to Limassol Marina, a yacht harbor with promenades, hotels, and spa facilities.
It is always best to verify a new build's description on site. Sometimes "amenities within walking distance" means shops and cafés a kilometer from the building, and some of the facilities around the complex are still only planned.
Viewing the neighborhood helps you understand how convenient life will be once the building is completed: how public transport runs, where the nearest shops are, whether it is noisy in the evening, and whether there are real routes to the sea.
In the example described, the decision to buy was made only after a trip, repeated calculations, and a discussion of the budget. The chosen apartment was in a new build that had been put into service shortly before the viewing.
Near the building there were a shop, a restaurant, and a park. The apartment came with an assigned parking space, and the building had a working elevator. Inside were air conditioning, a fitted kitchen, individual heating, and internet.
The building has three floors, and the apartment is on the first floor. Its area is 69 m²: two rooms, a kitchen, a bathroom, and a large balcony. The property is located in a gated private complex, and the price was €155,000.
How the Purchase Works
Main stages of the purchase
A new-build purchase follows a clear sequence. To avoid delays, it is best to arrange your documents, bank, and legal support in advance:
- open an account and reserve the property;
- sign a preliminary or main contract;
- make payments according to the agreed schedule;
- register the property rights.
To buy an apartment in Cyprus, you first open a bank account, since property payments go through a bank and are usually made in euros. Some local banks work with foreigners and let you start preparing documents before you arrive.
A reservation most often requires a payment of 1–2% of the property price. At this stage, a preliminary agreement is signed. On the resale market, a lawyer is especially important right away, while when buying from a developer many matters are already handled through the seller, although an independent check is still advisable.
The contract can be signed in Cyprus or in the buyer's country of residence if the agency has an office there. The binding version is usually prepared in English, with a translation added if needed. At signing, around 30% of the price and the stamp duty are often paid.
The reduced VAT rate lets first-time home buyers lower the tax from 19% to 5% if the property meets the conditions: it is used as a permanent residence, is classified as residential property, and meets the established size requirements.
Obtaining the Title Deed can take a long time, sometimes up to several years. Meanwhile, the buyer can usually already use the property once the main stages of the transaction are complete.
Taxes and Costs
Stamp duty is paid once, when the contract is executed. The amount depends on the property price:
- up to €5,000 — 0%;
- from €5,000 to €170,000 — 0.15%;
- over €170,000 — 0.20%.
VAT at 19% applies when buying a new house or apartment from a developer. If the home is purchased as a permanent residence and the conditions for the reduced rate are met, the rate can be lowered to 5%.
