Cyprus Tourist Arrivals Fall 3.3%: What It Means for Rental Property

Cyprus recorded 581,880 tourist arrivals in August 2026 — down 3.3% compared with the same month last year. For owners of short-term rental apartments, this is a reason to review their property’s performance. For buyers, it highlights the importance of examining projected rental income.

What the CYSTAT Figures Show

Tourist arrivals totalled 2,820,649 between January and August 2026, a decrease of 7.0% compared with the same period in 2025.

The United Kingdom remained the largest source market in August, accounting for 30.5% of arrivals. It was followed by Israel at 23.3% and Poland at 6.3%. Countries in these statistics are classified by tourists’ usual place of residence.

Do Fewer Tourist Arrivals Mean Lower Rental Income?

Overall arrival figures cannot establish the occupancy or income of an individual apartment. That requires information about the property’s bookings, actual accommodation rates and expenses.

Editorial analysis: a tourist may choose a hotel, rent an apartment or stay with friends. Arrival numbers also do not show how many nights visitors will spend in a particular area or how much they will budget for accommodation.

The performance of an apartment in Paphos, Larnaca, Limassol or Protaras should therefore be assessed using its own results and comparable properties nearby. National trends cannot automatically be applied to an individual town or residential development.

Which Figures Should Apartment Owners Check?

  • Paid nights. Compare the same months, separately accounting for days when the apartment was unavailable for bookings or used by its owner.
  • The actual average nightly rate. Use the value of completed bookings after discounts, rather than the highest advertised rate.
  • Cancellations and booking lead times. Review how many reservations are cancelled and how far in advance guests book.
  • Income remaining after expenses. Account separately for platform and management fees, utilities, owner-funded cleaning, maintenance and applicable taxes.

Compare figures on a consistent basis. For example, comparing revenue before platform fees in one year with payouts after those fees in another will give a misleading picture of performance.

What to Request Before Buying a Rental Property

Verified Performance Rather Than a Promised Return

If the apartment is already rented out, request anonymised booking, payout and expense reports covering at least a full year. Clarify when the property was available to guests and whether the calculations include all ownership expenses.

The Basis for a New Apartment’s Income Forecast

If there is no rental history, ask which comparable properties support the forecast. Compare location, guest capacity, condition, amenities and proximity to places visitors want to reach. Advertised rates alone do not prove that bookings are being made at those prices.

A Calculation Allowing for Weaker Demand

Check how the result would change with fewer paid nights and a lower average nightly rate. Assess fixed expenses separately, including those that continue even when there are no guests. This will help you judge whether the purchase fits your budget.

Should Owners Lower Rental Rates After This News?

General statistics are not a reason to change rates automatically. First, examine what is happening with the individual listing: whether it receives enough views, whether the terms are clear, whether the photographs are up to date and whether the total price, including all charges, is competitive.

Assess a price adjustment by its results: does it generate additional bookings and improve income after expenses? Higher occupancy alone does not necessarily mean higher earnings.
