Cyprus House Price Index Rises 7.9%: What Buyers and Sellers Should Consider

According to a preliminary estimate from the Statistical Service of Cyprus, the House Price Index increased by 7.9% in Q2 2026 compared with Q2 2025. The quarterly increase was 2.4%. The figures were published on 30 September 2026.

What the published figures show

The index covers new and existing dwellings in areas controlled by the government of the Republic of Cyprus. It measures overall residential market movements rather than valuing an individual apartment or villa.

How buyers can use the information

The practical implication for buyers is to treat the statistics as context when comparing properties. They do not establish whether a particular asking price is reasonable today.

Ask for the price to be explained through comparable alternatives: location, condition, usable areas, privacy, parking and running costs. Clarify whether comparisons use current asking prices or verified completed transactions.

If you are buying a home to live in, assess the price alongside its suitability for your needs. A workable school journey, a practical layout and manageable maintenance may matter more to you than the overall market direction.

Considerations for luxury property

A general index should not be applied automatically to the value of a particular villa, penthouse or branded residence. These properties require a separate review of their closest alternatives.

Ask your agent to explain which features command a premium and consider their relevance to you. Views, architecture, grounds and services should be assessed alongside condition and ownership arrangements.

What sellers should consider

A positive overall trend does not, by itself, justify increasing every asking price by the same percentage. Before marketing a property, review competing listings and your property's position among them.

  • Compare alternatives: what else can a buyer purchase within the same budget?
  • Review the presentation: are the property's strengths, layout and actual condition clear?
  • Consider feedback: which questions or concerns recur after viewings?
  • Define your timescale: does the sales strategy match your preferred selling period?

If the property is already being marketed, discuss pricing alongside advertising results and viewing feedback. This supports decisions grounded in the circumstances of the individual sale.

What the figures do not establish

An increase over a past period does not guarantee future appreciation for a chosen property. It also does not establish rental returns, selling times or the scope for negotiation.

Commercial property requires separate analysis: the published measure concerns housing. An office or retail unit needs evidence and assessment criteria relevant to its use.
