Residential amenities provide value when they suit your lifestyle and are properly maintained. Before buying an apartment in Cyprus, consider which facilities you will use, who can access them and what they cost to maintain. An advertised list of services is the starting point for further checks.
Two developments offering a pool, gym and concierge can provide quite different living experiences. Capacity, opening hours, usage rules and management arrangements all matter. Explore these details alongside the apartment's layout.
Start with the facilities you actually need
Make a short list of your habits and requirements. If you swim regularly, ask about pool dimensions, seasonal opening and heating. If you exercise at home, inspect the gym equipment and assess whether it suits your routine.
- For permanent living: focus on everyday availability, cleanliness and reliable maintenance.
- For families: assess children's areas, routes through the development and opportunities to relax nearby.
- For seasonal visits: establish who can inspect your apartment and arrange maintenance while you are away.
- For working from home: consider noise, the position of shared facilities and the rules for any communal workspaces.
Check access and actual usage conditions
Establish whether facilities are reserved for residents or also available to guests, commercial visitors and other users. Request the usage rules, booking arrangements and details of additional charges.
In a completed development, visit communal areas at the times you expect to use them. Check the number of loungers, changing-room condition, equipment availability and the route from the apartment.
For a development under construction, clarify which amenities appear in the contractual documents, their expected completion dates and whether delivery depends on later phases. Renderings explain the concept but do not confirm that facilities are ready.
Establish what “concierge service” includes
The term can cover different services. Request a specific list, such as receiving visitors and deliveries, assisting with household requests or arranging contractor access.
Check staffing hours, languages spoken and the procedure outside normal hours. Keyholding, apartment cleaning and equipment inspections may require a separate agreement and payment.
Likewise, clarify security arrangements: which entrances are monitored, how visitors gain access and whom to contact if an incident occurs. Security provision should not be treated as a guarantee that risks are eliminated.
Which costs should you request before buying?
Ask for a communal-charge calculation for the specific apartment and an explanation of the services included.
- Cleaning, landscaping and pool maintenance.
- Concierge, security and management services.
- Lift maintenance and shared building systems.
- Arrangements for funding major repairs and equipment replacement.
- Services charged separately or according to consumption.
For a completed building, request available reports showing actual expenditure and details of planned works. For a new development, establish whether the budget is provisional, which assumptions support it and how it may be revised.
Assess the apartment's position within the development
A pool view can be appealing, but check noise and balcony privacy near leisure areas. Proximity to a lift makes access convenient, although it is worth listening for equipment noise and people passing.
Consider the position of the car park entrance, delivery areas and plant rooms. Compare several apartments within the same project: access to the same amenities does not mean identical living conditions.
Understand how the building is managed
Ask who is responsible for maintenance, how faults are reported and how owners receive expenditure information. Clarify procedures for work inside the apartment, renovations and large furniture deliveries.
Review development rules and obligations relating to communal charges with an independent lawyer. Discuss the building's technical condition and equipment with an appropriate specialist.
What is worth paying extra for?
A premium may be justified when facilities are used regularly, save you time and meet your expectations for comfort. Consider whether you are also comfortable funding their upkeep during months when you are not staying in the apartment.
Compare shortlisted properties against the same criteria: useful amenities, maintenance quality, privacy, rules and the full ownership budget. This provides a clearer basis for choosing a suitable development.
