81,000 Homes in Cyprus Are Equipped with Photovoltaic Panels

More than 81,000 residential properties in Cyprus are already generating electricity through photovoltaic solar systems. This represents approximately 16% of all households on the island and clearly demonstrates how solar energy has become an integral part of everyday life. For homeowners, solar panels significantly reduce electricity costs, while for buyers and investors they increase the value and attractiveness of real estate in Cyprus.


Today, energy-efficient homes in Cyprus are increasingly sought after, especially by international buyers looking for cost-effective living and long-term property investments.


Net Metering and Benefits for Property Owners


According to official data, out of 89,157 net metering contracts, 81,204 belong to private households, with the remaining contracts linked to small commercial properties. This means that one in every six homes in Cyprus already benefits from solar power generation and electricity compensation.


From the perspective of property sales in Cyprus, homes with photovoltaic systems stand out on the market. They are easier to sell, attract higher demand, and are considered more appealing by buyers focused on modern, energy-efficient real estate.


How Many Homes Are There in Cyprus and Where Are They Located?


Based on the 2021 Population and Housing Census, Cyprus has a total of 491,545 residential units, including:

    • 193,427 detached houses

    • 66,404 semi-detached houses

    • 156,614 apartments in apartment buildings

    • 32,211 residential units in mixed-use buildings

    • 42,888 properties of other types


The largest concentration of residential properties is found in Nicosia with 162,930 units, followed by Limassol (132,281), Larnaca (81,881), Paphos (74,338), and the free areas of Famagusta (40,115).


Cities such as Limassol and Paphos are particularly popular among foreign buyers, where energy-efficient houses and villas with solar panels are becoming a standard feature in new developments.


Last Opportunity to Join Net Metering Under the Previous Scheme


31 December 2025 marked the final deadline for submitting applications to join the net metering scheme under the kilowatt-hour compensation model. Applications submitted after this date will be assessed under a new pricing-based system, which experts believe will be less beneficial for homeowners.


All applicants who submitted their documents correctly before the deadline will retain the previous conditions, even if their applications are still under review. Currently, more than 4,000 applications remain pending, prompting energy authorities to accelerate processing.


This change has already increased demand for ready-to-move-in houses in Cyprus with installed photovoltaic systems.


Solar Energy and Real Estate Outlook for 2026


Against the backdrop of rising electricity prices, favorable climate conditions, and EU green energy targets, energy-efficient real estate in Cyprus is expected to remain in high demand throughout 2026. New residential developments increasingly include solar panels at the construction stage, further enhancing their investment potential.


Despite upcoming changes to the net metering framework, Cyprus ranks among the countries with the highest solar energy capacity per capita. With over 81,000 homes equipped with photovoltaic systems, solar energy has become not only a climatic advantage, but also a key economic factor when purchasing property in Cyprus.
