Here, we look at three one-bedroom apartments in Agios Athanasios and Asomatos, a suburban location in the wider Limassol area. These examples show how covered area, distance to the sea and everyday practicality can differ.

First, decide: is €300,000 your property budget or your total budget?
This is the first question to settle before arranging viewings. If €300,000 is your overall limit, you will need to allow for purchase-related expenses, applicable taxes and fees, legal services, furniture and any work the property may require.
Ask for an itemised estimate for each property: the purchase price, whether VAT is included or charged separately, what comes with the apartment and which additional payments to expect. You can then compare properties using their estimated total costs.
Asomatos: a one-bedroom apartment for €252,800
Property ID 15002490 is listed with one bedroom, a covered area of 75.75 m² and a distance to the sea of 4.3 km. Its listed features include a communal swimming pool, parking, a storage room, a balcony and a children's playground. The property is marked as ready to move into.
This option may suit an individual or a couple who need one separate bedroom and value the facilities of a residential complex. If you work from home, check during the viewing whether the living area can comfortably accommodate a desk.
The difference between the advertised price and a €300,000 budget is €47,200. This is not yet a spare furnishing budget: all additional purchase costs need to be accounted for first.

Agios Athanasios: an apartment closer to the sea for €265,000
Property ID 15002384 is a one-bedroom apartment with a listed covered area of 63 m². The advertised distance to the sea is 1.2 km. Features include a communal swimming pool, parking, a storage room, a balcony and partial furnishing. The listing describes the property as ready to move into.
Compared with the first example, this apartment has a smaller listed covered area but a shorter distance to the coast. It is a useful opportunity to decide what matters more to you: additional space or location.
However, being 1.2 km from the sea does not automatically mean an easy walk. Try the route yourself, checking pavements, crossings, slopes and access to the stretch of coastline you would actually use.

Asomatos: another option for €286,000
Property ID 15002526 is also located in Asomatos. The listing specifies one bedroom, a covered area of 71.95 m² and a distance to the sea of 4.2 km. Features include a communal swimming pool, parking, a storage room and a balcony. The apartment is marked as ready to move into.
This example shows why floor area alone is not enough to compare properties. A higher price for a smaller listed area is a reason to investigate the differences: floor level, window orientation, outlook, layout, finishes and how the area has been calculated.
The asking price leaves €14,000 below the €300,000 ceiling before additional expenses. If €300,000 is your absolute limit, an itemised total cost estimate is particularly important.

- Natural light: which way the windows face and how warm the rooms become during the day.
- The condition of the apartment and building: finishes, building systems, the lift and shared spaces.
- Running costs: regular communal charges for the complex, swimming pool and maintenance.
- What is included: which furniture and appliances remain, and whether parking and storage are included in the offer.
- Documentation: appoint an independent lawyer to check ownership, potential encumbrances and the terms of the contract.
Choose an apartment that fits your life
Imagine how you will use the property a year from now. For a permanent home, everyday journeys, a quiet bedroom and a practical kitchen matter. For visits lasting a few weeks, ease of maintenance and being able to leave the apartment between stays may take priority.
