How to Shortlist Property in Cyprus Remotely Before Your Visit

A remote property search helps you explore opportunities in Cyprus and narrow your selection before travelling. The most useful outcome is a shortlist that meets your requirements and warrants an in-person visit. This requires comparable information, detailed live video viewings and a clear understanding of what remains to be checked.

Photographs introduce a property but rarely answer every question about its layout, surroundings and condition. When choosing a villa, penthouse or apartment, follow a structured process from the initial brief to an agreed viewing itinerary.

1. Establish your essential requirements

Start with the purpose of the purchase: permanent living, seasonal use or relocating your family. Define your purchase budget and separately consider the funds available for preparing the home and covering associated costs.

Separate essentials from preferences. A private office may be necessary for daily work, while a private pool might be an optional benefit.

  • Space: bedrooms, work areas, storage, parking and outdoor living.
  • Location: preferred areas and journeys to school, work and everyday amenities.
  • Condition: ready-to-use accommodation or an acceptable level of refurbishment.
  • Timing: when you intend to visit, decide and begin using the property.

2. Request the same details for each property

A shortlist is easier to assess when every property follows the same format. Request the price, location, internal area, separate covered and open terraces, bedroom and bathroom counts, parking, condition and available running-cost information.

Include a floor plan with explanations. Establish the position of entrances, stairs, main windows and outdoor access. Missing details should be clearly marked as unconfirmed.

Before planning your trip, ask the agent to reconfirm availability and whether viewings can be arranged for the shortlisted properties.

3. Arrange a live video viewing

Share your questions in advance and request a continuous route from the approach to the building or plot, through the entrance and living spaces, and onwards to terraces and additional areas.

Follow the floor plan during the call. Ask the agent to pause, show a room from another angle, open storage or demonstrate access to the terrace. This helps explain how the spaces connect.

  • For a villa: include plot boundaries, neighbouring houses, access, parking and utility areas.
  • For an apartment: include the building entrance, lift, route from parking and communal spaces.
  • For a penthouse: examine terraces, neighbouring windows and views from the main rooms in detail.

What video cannot fully establish

A video viewing helps with shortlisting but does not replace a personal visit or technical inspection. Cameras and microphones may not accurately convey dimensions, lighting, noise or surface condition.

Smells, the sense of privacy, ease of movement and the character of the surroundings are best assessed in person. Concealed defects and building systems require a specialist inspection.

4. Look beyond the property itself

Ask to see the street, neighbouring buildings and routes to the places you expect to use. If walking matters, check pavements, crossings and changes in level.

Do not assess everyday journeys solely by map distances. Plan to test important routes at appropriate times during your visit.

If the view or an open outlook is central to your decision, flag the need for a separate review of neighbouring plots and available planning information.

5. Build a shortlist with specific questions

After each video viewing, record strengths, limitations and outstanding information. Compare properties against the same criteria: location, layout, privacy, condition, running costs and availability dates.

Each shortlisted property should have a clear reason for an in-person visit. You may need to assess the surroundings of one, the layout of another or the potential scope of work at a third.

Ask an independent lawyer to review the documentation before making contractual or payment commitments. Video footage and correspondence with an agent do not establish a property's legal status.

6. Allow time for a second visit

Avoid filling the entire trip with first viewings. Leave room to revisit a favourite property, explore its neighbourhood at another time and meet professional advisers.

A well-prepared trip allows you to focus on specific differences between properties. The remote stage helps you arrive with clear questions and spend your time on what matters to your decision.
