In Cyprus, the sea can push up prices better than any advertising. Move a property a few hundred meters closer to the shore, and the figures in the listing are already different. But it's not only the views from the window that become expensive. The buyer pays for the area, the type of building, everyday convenience and how quickly such apartments later find a tenant or a new owner.
What determines the price of seaside apartments
This is clearly visible even in the listings on Cyprus Realty Center. In Potamos Germasogeia there are 1-bedroom apartments of 54 m² 500 m from the sea for €395,000 and 2-bedroom apartments of 126 m² 200 m from the sea for €750,000, while in Limassol Marina a 115 m² property with 2 bedrooms just 10 m from the sea already costs €2,500,000. In Agios Tychonas, 230 m² apartments with 3 bedrooms 30 m from the sea are listed at €5,000,000. The difference is huge, and it is explained by more than just floor area. The closer to the seafront, the stronger the location and the higher the class of the project, the more noticeable the price jump.
Price is most often influenced by quite down-to-earth things:
- the distance to the sea in real meters, not in a nice description;
- the area and its reputation: Potamos Germasogeia, Agios Tychonas, Limassol Marina, City Center;
- the type of complex: a new residence, security, spa, pool, parking, elevator;
- the size and layout, especially if the rooms don't “eat up” usable space;
- the view from the windows, road noise, ease of access and the quality of everyday amenities.
Which seaside apartments find buyers and tenants faster
Demand, too, is not built on a postcard. The market absorbs straightforward properties best: 1–2 bedrooms, a decent terrace, a modern building, walking distance to the beach and shops. Such apartments are easier both to sell and to rent out. In Potamos Germasogeia, 1-bedroom apartments of 76 m² 150 m from the sea are offered for €2,500 a month, and 2-bedroom apartments of 137 m² 50 m from the sea for €5,900. In Neapolis, 2-bedroom apartments 400 m from the sea rent for €2,250 a month. This is not an abstract interest in the coast, but real rental demand from tenants who can pay.
Livability matters more than an impressive address
For life by the sea, what matters is no longer the entry price, but how the property performs day to day. A beautiful address won't help if there's nowhere to park in the evening, it's hard to get out in the morning, and you have to drive to buy bread. That's why apartments that are convenient to live in almost always beat ones that are merely impressive. Amenities also matter: Blue Flag beaches, proximity to restaurants, shops and connections to the business part of the city. It is this that sustains interest in such locations, not just the seafront.
How to calculate the return on seaside apartments
If you look at the property as an asset, it's important to calculate more than just the purchase price. The basic formula: ROI = (annual net income / investment) × 100%. Example: a property costing €150,000 with income of €12,000 a year and expenses of €2,000 yields an ROI of about 6.7%. For seaside apartments the logic is the same. You need to take into account not only the rent, but also building costs, maintenance, possible vacancy and how liquid the format itself is.
