- One Higher-Priced Apartment or Two Smaller Ones in Limassol: Which Should Investors Choose?
Two smaller apartments can spread the risk of losing a tenant and allow you to sell part of your portfolio. One higher-priced apartment may simplify ownership arrangements. Neither option automatically delivers a higher return: compare specific properties using the same total budget.
First, Define What Your Investment Budget Includes
Adding up advertised prices is not enough. Include acquisition costs, applicable taxes and fees, legal and technical checks, necessary finishing work, furniture and equipment.
When buying two apartments, some work must be carried out for each property. However, expenses do not necessarily double: they depend on the properties’ condition, the agreements and the services involved.
Set aside a separate reserve for vacancy and unexpected expenses. Avoid committing all available capital to the purchase on the assumption that rent will cover every subsequent cost.
A Hypothetical Example: Equal Investment, Different Results
Consider two scenarios with total acquisition and setup costs of €600,000. Both assume long-term letting without borrowing. All figures below are hypothetical and illustrate the comparison method. They are not asking prices or average figures for the Limassol market.

The assumed expenses include management, maintenance, insurance and minor repairs. The calculation excludes income taxes, financing, major unplanned works, changes in property values and costs incurred on a future sale.
Higher combined rent does not necessarily produce a better financial result. In this example, two apartments generate more rental receipts but leave slightly less after the assumed expenses. Different inputs would change the outcome.
How Does Vacancy Risk Differ?
If your only apartment has no tenant, rental receipts from that portfolio stop entirely. With two properties, income from the second may continue.
For example, one additional unpaid month in the first scenario would reduce receipts by €2,800. In the second scenario, an additional unpaid month for just one apartment would reduce receipts by €1,500. This compares lost revenue, rather than the exact change in profit: some expenses may depend on whether the property is let.
However, both apartments could be vacant at the same time. If they are in the same building, similarly equipped and aimed at the same tenant group, many risks remain shared.
Two Properties in the Same Development or Different Locations?
Buying in one development may make viewings, maintenance and communication with a manager easier to organise. However, problems with shared systems, major works or disruption around the building could affect both apartments.
Different buildings can partly separate those risks while increasing the number of contacts and organisational tasks. Two apartments in Limassol still represent an investment in one city’s property market.
For each building, request communal expense statements and details of planned works. The Cyprus Department of Lands and Surveys states that unit owners contribute to the insurance, maintenance, repair and management of jointly owned property.

Which Option Offers More Flexibility When Selling?
Two separately registered properties may allow you to sell one and retain the other. This can be useful if you need to release part of your capital while continuing to receive rent.
However, a lower price per apartment does not guarantee a quick sale. Documentation, condition, tenancy terms, competing listings and the asking price all matter.
Before buying, confirm that each property can legally be sold separately. If borrowing, also check the conditions for releasing a property from the lender’s security.
What Should a Busy Investor Consider?
For a technology professional or entrepreneur, personal time is an important consideration. Two apartments mean two sets of equipment, separate tenancy arrangements and potentially different schedules for repairs and changes of tenant.
Appointing a manager helps organise these processes but requires a clear agreement. Check the fee, spending limits without prior approval, reporting arrangements and procedures for tenant arrears.
Can a Foreign Buyer Purchase Two Apartments?
Buyers from outside the EU need to check the permission requirements. The published conditions of the Cyprus Ministry of Interior provide for permission to purchase up to two units, which may include two residential properties. This limit applies to married couples collectively.
This is not automatic approval for every buyer or investment arrangement. Before paying a deposit, ask a lawyer to check how the conditions apply, taking account of existing property ownership and the intended use of the properties.

How to Make the Decision
- One apartment: consider this option if the specific property fits your strategy and you are comfortable with concentrating your investment and the possibility of losing all rental receipts during vacancy.
- Two apartments: consider this option if separate rental income streams and the ability to sell part of the portfolio matter to you, and the additional expenses and management fit your budget.
Before deciding, compare actual properties, verify the figures and test a scenario with lower rent, longer vacancy and additional repairs. The number of apartments is only one characteristic of the investment.
