Long-Term Apartment Rental in Limassol: Which Costs to Count Besides the Rent

A listing with a suitable price sometimes looks better than it turns out to be after moving in. Electricity, water, internet and the costs of the complex are added to the monthly rate. In the first month a deposit is required as well. If the apartment is large, with several air conditioners and a shared pool, the gap between the advertised rent and the real budget becomes noticeable. A long-term apartment rental in Limassol is therefore best calculated as the full cost of living from the start.

The first month is almost always more expensive

When the contract is signed, the owner usually asks for the first month's rent and a security deposit. Its size depends on the terms of the particular tenancy. Additional security is sometimes requested if the property is expensive, fully furnished, or the tenant keeps a pet. What matters is not the figure itself so much as the rules for its return. They should be clear in advance.

Before handing over the deposit, record the furniture, the appliances and any damage. Otherwise, on moving out, a dispute may arise over an old scratch on a worktop or a mark on a wall. A few dated photographs are often more useful than a long exchange of messages a year later.

Utility bills

The main variable item is electricity. In summer the air conditioners run for long hours, and in winter some apartments are also heated with electric appliances. The total is affected by the floor area, the number of units, the insulation, the orientation of the property and the habits of the residents. Water usually shows a steadier consumption, but it also needs to be included in the calculation.

Common expenses are clarified separately. These cover the maintenance of shared areas of the building or complex: the lift, lighting, cleaning, the pool, the garden and security. In some cases the owner pays them, in others the tenant, and sometimes they are already included in the rate. There is no universal arrangement, which is why this point is best written into the contract.

Internet, parking and everyday details

For remote work, what matters is not only the price of the internet but also how quickly the required line can be connected. In an older building the technical conditions may differ from those in the new block next door. The same applies to parking. Without an assigned space, finding somewhere to leave the car in the evening becomes a task of its own.

One more cost is minor maintenance. Cleaning the air conditioners, replacing filters, dealing with humidity, everyday consumables, and sometimes pool or garden servicing if the apartment has its own terrace. Who pays for this is something the parties may agree in different ways.

When comparing two options, it helps to add up four figures: the rent, the average utility bills, the common expenses and the regular household costs. Then add the one-off expenses of the first month. This arithmetic quickly shows that an apartment 100 euros cheaper is not always cheaper to live in.

The best benchmark is not the lowest rate in a listing, but a clear monthly budget without surprises. That is what shows how comfortable the chosen apartment will be for the whole term of the contract, and not only for the first few weeks.
