How to Rent an Apartment in Limassol, Cyprus: A Step-by-Step Guide for Foreigners

Moving to a new city often provokes one mistake: the wish to settle the housing question in a day and never return to it. In Limassol, haste is particularly costly. Districts differ greatly in traffic, the age of the buildings, proximity to the sea and price. A foreigner is therefore better off following a few clear steps. Then it is possible to rent an apartment in Limassol, Cyprus without unnecessary rush and repeated moves.

Step 1. Work out a realistic budget and district

Start by counting more than the rent. Add electricity, water, internet, common expenses and parking if it is paid. After that, choose two or three search zones. If you work in the centre, look at Neapolis and the neighbouring districts. If you need to reach the sea on foot, look at Potamos Germasogeia and the coastal part of the city. For a family, the districts above the shoreline are sometimes more convenient, with less tourist traffic.

Step 2. Prepare your details for the owner

In practice a landlord may ask for a passport or other identification, contact details, information about your work and the expected length of stay. The exact set depends on the particular owner. It helps to know in advance who will live in the apartment, whether there are children or pets, and whether a home office is needed. Such details influence the decision even before the viewing.

Step 3. Inspect the property as a future resident

At the viewing, do not limit yourself to the interior. Open the windows, switch on the air conditioners, check the hot water, the appliances and the mobile signal. Look at the entrance and the parking in the evening. If the building is by the sea, pay attention to humidity and the condition of metal fittings. If the apartment faces a busy street, stand for a few minutes with the windows closed and judge the noise.

Step 4. Agree the contract and the deposit

The contract must match on the address, the term, the amount, the payment date, the deposit and the procedure for early termination. It should separately state who pays the common expenses and who is responsible for minor repairs. For contracts signed from 1 January 2026, stamp duty in Cyprus has been abolished. But the written form remains the main way to record what was agreed.

Money is best transferred by a method that leaves proof of payment. From 1 July 2026, settlements for property rental in the Republic have moved to electronic means of payment. A bank transfer is also convenient because you never have to prove that a particular payment was made.

Step 5. Take over the apartment

Before moving in, photograph the rooms, the furniture and the appliances. Write down the meter readings and the number of keys and remote controls. If you find a fault, report it straight away. Do not wait a month before complaining about an air conditioner that was already cooling poorly on the day you received the keys.

After that, all that remains is to set up the utilities and get used to the district. A step-by-step approach looks slightly slower than renting the first apartment you like the look of. But it reduces the risk of having to search again two weeks later because of noise, parking or an unexpected bill.
