A furnished villa in Cyprus can shorten the time between purchase and moving in. However, “fully furnished” does not explain which items will remain, their condition or whether the house is ready for everyday living. Resolve these questions before making commitments, then verify the agreed contents at handover.
What does “furnished” mean in this particular offer?
Do not assume everything seen during a viewing is included. Artwork, garden chairs, televisions, crockery and even some light fittings may be the owner’s personal belongings or items temporarily placed for presentation.
For a new property, photographs may show a demonstration home with optional extras. Request the specification for the exact villa you are buying: what is included, what costs extra and which pictured items are decorative only.
Separate the discussion into installed equipment, furniture being transferred and items the seller will remove. With your lawyer’s help, clearly record the final contents in the transaction documents.
How to prepare a useful inventory
“Furniture as shown in the photographs” leaves too many questions unanswered. Prepare a room-by-room list with quantities, condition descriptions and photographs. For significant appliances, include the make, model and serial number where available.
- Kitchen: refrigerator, oven, hob, extractor and dishwasher.
- Bedrooms: beds, mattresses, wardrobes, bedside tables and curtains.
- Living room: sofas, tables, television and audio equipment.

For a villa, air conditioning, hot water, pumps, automatic gates and pool equipment deserve particular attention. Briefly switching a device on does not replace proper testing.
An attractive interior does not replace property checks
Furniture and fresh finishes can distract from the roof, waterproofing, windows and building systems. Arrange an independent technical inspection, including accessible areas behind furniture and inside cupboards where leaks or damp may be visible.

Which furnishings are worth paying for?
Assess furniture by its condition and usefulness to you. The original cost of a designer sofa does not establish its current value to a new owner. If items do not suit your household, include removal, replacement and delivery costs.
When comparing furnished and unfurnished villas, calculate what each would actually require before you could move in. Include assembly, installation, delivery times and possible temporary accommodation as well as purchases.
A practical approach: prepare two lists—“keep and use” and “replace after purchase”. These show how much the existing contents would actually save in time and money.
If movable items are assigned a separate value in the contract, discuss the basis and tax implications with your lawyer and tax adviser. Do not treat an arbitrary price allocation as a way to automatically reduce transaction charges.
Moving and working from home: commonly overlooked details
Even a fully furnished house may lack a suitable workspace, enough storage or an appropriate internet connection. For a move to Limassol, prepare your own list of everyday requirements.
- Check desk space, sockets and lighting in the study.
- Confirm internet availability and installation times at the exact address.
- Assess whether storage is sufficient for the household.
- Identify the everyday items you will need on the first day.
Discuss the transfer of control over alarms, cameras, smart locks and other connected devices. Arrange new codes and removal of previous access without transferring the seller’s personal accounts.
How to organise the final inspection
Schedule the final inspection so that discrepancies can be addressed through the process agreed in the contract. Compare the inventory, room condition and completion of promised works.
- Check that agreed items are present and have not been replaced without approval.
- Record damage and unresolved issues.
- Take meter readings on the agreed handover date.
- Collect keys, remote controls, manuals and equipment documentation.
- Agree on cleaning, removal of excluded items and transfer of access.
Agree in advance on how defects will be addressed, the deadlines and the consequences of discrepancies. Any retention of part of the payment should follow agreed terms rather than a unilateral decision by the buyer.
If the villa is being purchased for rental
Assess durability, ease of cleaning and the ability to replace individual items alongside appearance. Elaborate, expensive furnishings can increase maintenance costs.
Prepare a separate rental inventory and a replacement reserve. Furniture does not establish permission for the intended rental model or guarantee income; those issues require separate checks.
