It is better to choose an apartment in Limassol without haste or emotion. A photo with a sea view does not show the real payments, the quality of the building, the neighborhood around it or possible issues with the documents. In Cyprus, what matters is not only the floor area and layout, but also the area, the purpose of the purchase, the property check and its future liquidity.
Areas and Prices
Limassol remains one of the most expensive destinations in Cyprus. The cost of housing here usually depends on the area, the floor area, the year of construction, the distance from the sea and the condition of the complex. On average, residential property prices range from €2,200 to €3,200 per m².
The city is convenient for living and leisure: shops, restaurants, hotels, bars, business districts and beach amenities are close at hand. The historic part of Limassol is connected to Limassol Marina, a modern marina with yacht berths, a promenade, hotels and a spa complex.
If the apartment is bought with renting it out in mind, the yield should be calculated cautiously. In a good area, a property can bring an additional 3-7% per year, but the result depends on the season, the condition of the apartment, maintenance costs and the rental format.
How to View a Property
A personal viewing often changes the first impression. In the listing, a property may be "close to amenities", but in practice the nearest shops and cafes turn out to be a kilometer away, and some of the promised facilities exist only in the developer's plans.
So before buying, it is worth visiting the site, walking around the area, checking the route to the sea and assessing the surroundings of the building on an ordinary day.
- how long it really takes to walk or drive to the beach;
- whether there is regular transport and a convenient route to the center;
- what fees are charged for cleaning, the elevator, the pool and the grounds;
- whether there are shops, cafes, a medical center, a pharmacy and other everyday services nearby.
An Example Purchase Budget
One option is an apartment near the Jumbo store: about 2 km from the center of Limassol and about 1 km from the beach. The sea is not right next door, but the budget made it possible to choose a suitable apartment in exactly this part of the city. An additional plus was the buses and affordable taxis: about €4.50 to the beach and €5.50 to the center. For long-term living, buying a car is already worth considering.
A shop, a restaurant and a park are within walking distance. The apartment comes with an assigned parking space, and the building has an elevator. Inside there is an air conditioner, a fitted kitchen, individual heating and an internet connection.
The building has three floors. The apartment is on the ground floor: 69 m², two rooms, a kitchen, a bathroom and a spacious balcony. It is a gated complex. The price of the property is €155,000.
After the property was chosen, a €5,000 holding deposit was paid, and the apartment was taken off the market for about a month. A lawyer then joined the transaction: their services cost 1% of the property price, that is, €1,550. The lawyer checked the documents, prepared the contracts and supported the paperwork. At the main contract stage, another €57,000 was paid to the seller.
Separately, a property transfer tax of €6,040 and stamp duty of €225 were required. After the transaction was registered, the remaining payment amounted to €93,000. In the end, the total purchase budget, including legal support and mandatory payments, reached €162,815. The real estate agent's commission was already included in the stated price of the apartment.
Cyprus left a good impression: the island has its own particularities, but the market looks clear and fairly predictable. Property here is expensive, so it is better to make a decision after doing the math, checking the documents and viewing the property in person.
